Seattle Condos---New Construction versus Condo Conversions

When it comes to buying Seattle condos, options are varied. In recent times, conversion condos have managed to create quite a buzz in the market. A number of developers are converting old apartments into condos and the market for these conversion Seattle condos is expanding with the growing interests from the home buyers.

But not all the home buyers are convinced. They are often torn between a brand new condo property and a converted one. Just like their fresh counterparts, conversion condos have their own benefits and drawbacks. Here is the list of some of the advantages and disadvantages of conversion Seattle condos. Carefully analyze the pros and cons of the conversion properties and if you feel they perfectly fit into your scheme of things, there is every reason to buy one. After all they help you in one vital matter and that is they help you stick to your budget.

Conversion Seattle condos---pros

The cost of conversion can be many times lesser than building a brand new condominium. All it takes is acquiring an old building and make some renovations to turn it into a contemporary condominium. As such the cost of conversion is directly proportionate to the level of renovations.

The conversion condos are lot cheaper than the fresh Seattle condos. Since the conversion costs for each unit are less, the units can be sold for less.

One of the biggest advantages with conversion building is: they are often situated in attractive locations. With lands fast vanishing, it is not easy to find out equally attractive places to build new Seattle condos.

Old buildings come with their classic appeal. Even if the new Seattle condos follow the same architecture or design, they would look like mere imitations. For a segment of home buyers, this classic elegance is what matters most. When they are getting the real thing at a lower price, they find no reason to pay higher premium for the imitation version.

As compared to the new condo buildings, the old conversion buildings require fewer warranties and fewer building code. The conversions require disclosure of condition. They would offer no warranty except for new installations like appliances. For the developers, conversions are an easy choice. While new condos must adhere to current codes, conversions are not required to do that.

Conversion condos come with their unique disadvantages

First of all, the conversion condos do not always offer all the amenities that are offered by the new Seattle condos. Several amenities such as laundry, parking or storage come as default amenities with most of the new Seattle condos, but they are near impossible to accommodate them in the old properties.

A typical hazard that the developers face at the time of converting apartments into condos relates to the displacement of the long term tenants. Although the renters are given the first right to purchase the place, some of them can not afford the purchase. In that case, the residents are left with no choice but to vacate the place where they lived for years. It can be emotionally disturbing for some owners.

Unlike the new Seattle condos, the old buildings are not made with complete insulation. This may translate into huge energy bill for the occupants.

Many older buildings in Seattle lack proper sound proofing in walls, floors and ceilings. When hardwood and tiles replace the existing floors, the problem worsens.

To wrap it up all: conversion condos are no doubt cost effective. Although they come with their shortcomings, well planned condominium conversions are almost as good as new Seattle condos. But before opting for an older building, make sure that the building has received the right renovations.
